THINKING OF Moving? YOU NEED TO ASK SOME QUESTIONS FIRST!

First step on the ladder, moving up, down or sideways?

We don't want you to phone round our competitors for a conveyancing estimate but you should be clued up if you do.


You should ask:

  • Do you charge for your time in performing third party ID checks or for complying with anti-money laundering legislation? 
  • Do you charge extra for completing the HMRC Stamp Duty Land tax form?
  • Do you charge extra if I am buying with a mortgage or paying one off?
  • Do you charge extra if the house I am buying is leasehold?
  • Do you charge extra if the property I am buying is not already registered at the Land Registry?
  • Do you add extra commission onto the search provider & land registry charges?
  • Do you charge extra for postage or photocopying or "administration" fees?
  • Do you pay referral fees to Estate Agents or any other third party?


At Hargreaves Gilman we can confidently answer "NO" to all these questions. 

We have no hidden extras. All these services are offered as standard. 


That last point - referral fees - we do not need to pay third party websites, Google or anybody else to keep us busy. We rarely advertise. We don't need to.

We get our work from repeat business and client recommendations, not through charging you extra to pay for 'sales leads' from elsewhere.


By the time our competitors' extras/charges/commissions/panel fees are added on, our price usually works out more competitive. Their quotes may look attractive at first sight but you must look at the small print and of course it is definitely not all about the cost. Moving home is a stressful time and you need somebody qualified, willing and able to fight your corner.
